1. Who I Am

This website is operated by Michele Beneventano, a licensed Sales Agent operating under Zanzi Homes (Gżira / London Offices, Lvl 2, MGR Dandria, L-Imsida, Malta). For the purposes of the General Data Protection Regulation (EU) 2016/679 ("GDPR") and the Maltese Data Protection Act, I act as the data controller for any personal data you share with me directly.

2. What Data This Website Collects

This website does not collect personal data through forms or accounts. There is no contact form, no newsletter signup, and no user registration.

Contact happens through external channels (WhatsApp, Facebook Messenger, email, phone). Those platforms operate under their own privacy policies, which I encourage you to review.

3. Data You Share With Me Directly

When you reach out — by WhatsApp, Messenger, email, or phone — I will typically receive:

  • Your name and contact details
  • Property requirements (budget, location, size, timeline)
  • Any other information you choose to share

I use this information only to assist with your property search or sale, and to communicate with you about it. I do not sell, rent, or share your data with third parties for marketing purposes.

4. Lawful Basis for Processing

I process your personal data on the basis of: (a) your consent, given when you contact me; (b) performance of a contract or pre-contractual steps when you engage my services; or (c) legitimate interests in providing brokerage services. Where required by Maltese law, your data may also be shared with Zanzi Homes for transaction processing, anti-money-laundering checks, and compliance with the Real Estate Agents Act.

5. How Long I Keep It

I retain your information only for as long as is necessary to assist with your property search or, where a transaction takes place, for the period required by Maltese law (typically up to 5 years for AML records). After that, your data is deleted or anonymised.

6. Your Rights

Under the GDPR you have the right to: access your data, request correction of inaccuracies, request erasure, restrict or object to processing, and request portability. To exercise any of these rights, contact me at michele.beneventano@zanzihomes.com.

You also have the right to lodge a complaint with the Maltese supervisory authority — the Information and Data Protection Commissioner (IDPC).
